How this is worked out

The monthly payment on a repayment mortgage is the loan amount times r ÷ (1 − (1 + r)n), where r is the monthly interest rate and n is the number of monthly payments. At 6.66% — Freddie Mac's average for the week of 2026-07-30 — a $300,000 loan over 30 years comes to roughly $1,930 a month.

This is an estimate of principal and interest. A lender's figure will differ once escrow, taxes, insurance, points and any mortgage insurance are included.
